It is during this stage of the development process that the greatest value can be derived from a unified and close working relationship of the design team. We build into every project a thorough understanding of facilities management design to ensure that life cycle operational efficiencies are integrated into the design to minimize the ongoing revenue spend of the development. In addition, we always seek to ensure that developments are design in a green and sustainable manner, as a minimum utilizing passive design techniques and whole life cycle cost models are utilized.

We always seek to pay careful attention to the financial analysis as our experience has taught us that a project that is not designed to take into account the investment return, cash flow requirements and phasing will not be an attractive preposition for founders and investors. By careful use of sensitivity analysis and dynamic financial modeling we are able to guide and manage the design in such a manner that it can be packaged for the investment market. We will assist and guide the client in the formation of JV or partnership as well as negotiating land assignments contracts and assisting in the investment and fund raising activities.
